The Model

What You're Buying

Your Deed

Each unit has its own deed, its own lot number. Title insurance covers your parcel specifically. This is a standard real estate asset, individually titled.

Your Utilities

Separate water, gas, and electric meters. No shared utility billing. No assessments for a neighbor's usage.

Your Control

No HOA board. No votes on paint color, landscaping, or exterior decisions. You control the asset the way you control a house.

For rental investors, the separate parcel structure means full rent goes to you with no HOA fee reducing your yield. There are no board restrictions on rental use, no shared unit liability exposure, and no shared maintenance assessments timed to a neighbor's misfortune.

The Difference

Separate Parcel vs. HOA Townhome

HOA Townhome Hornby Cluster Community
Monthly fee Association fee required No monthly fee
Liability Shared association liability Individual liability only
Exterior changes Board approval required Your decision on your property
Rental use HOA restrictions may apply Fully rentable, no restrictions
Title structure Shared parcel interest Individual parcel and deed

Multifamily zoning with separate parcel recording produces the same product type as a traditional townhome development. The ownership structure is different. Individual recording means individual control at every level: legal, financial, and operational.

04
Direct access to the developer. Landon answers questions personally. No agent layer, no middleman.

Buyer FAQ

Frequently Asked Questions

Can I get a mortgage on a Hornby unit?
Yes. Standard real estate transaction. Conventional or FHA owner occupant programs apply depending on your situation.
Can I live in one unit and rent the others?
Yes. Owner occupant fourplex strategy. FHA loans support this with 3.5% down for owner occupied multi-unit properties.
Is there an HOA?
No. Cluster communities do not have HOAs. Each unit is on its own parcel with its own deed.
What about property management?
Self-manage, hire local property management, or coordinate with the developer's preferred operator. The separate parcel structure gives you full flexibility.
What does the unit include?
3 bed / 2 bath layout. Separate utility meters. Garage front design where zoning allows.
What are the rental projections?
Submarket dependent. Lincoln rental absorption supports stable yields. Talk to Landon for specific projections on the units you're interested in.
How does the close work?
Standard close. Title insurance per parcel. No co op approval, no HOA review. You close the way you would on a house.
What if I want to sell later?
You own the parcel outright. Sell any time without coordinating with adjacent owners. Standard real estate transaction.
Can I buy multiple units?
Yes. Individual units, multiple units in the same cluster, or full clusters at developer pricing. Talk to Landon about portfolio options.
When can I see a unit in person?
